We need your help!!! The more eyes, the better! I believe I have brought over all the items mentioned on our neighborhood site pertaining to punch list items to be reveiwed/addressed w/Beazer during the turn over process. (some things may fall under a specific warranty) If I have missed anything and/or as you come across additonal items that you feel should be on that list...please include them here. This will really help expedite the process with everyones involvement to help ensure we haven't missed anything! A separate topic will be started as far as "Ideas to consider to improve our Community" as well as "items to be addressed with MMI" since some of the things mentioned did not pertain to Beazer specifically. Not all of these items mentioned may be the responsibility of Beazer but at least we can determine that from a list. Thank you! There are also around 7 dead palm trees that need to be replaced. I'm sure there are more, but the most visible ones are along the main road coming into Westchester and in the back yards of the homes on the main lake. Would this fall under #1 or #7? IP: Logged |

Sprinklers run during rain storms. Houses must have rain sensors by code, not sure if general irrigation sprinklers do. If they are on well it's not as big of a deal, but if they are on central water then watering while it is raining can be costly. Also Lee county have water restrictions and I know the common areas get water every day and during the day time wich is not allow. I do not know how the restrictions apply to the common areas but we may need to find out. Thanks to all the board members for dedicating your own time to make this a better comunity! Also I know a recident from Beachwalk (another Beazer comunity)and he told me that when they took over, Beazer left them badly on the red $$$$ wise to the point that they had to hired a lawyer. Francine & other board members, Thank you for your service & time! On Fawn Ridge Drive the areas around the ponds have grass, but it looks horrible (dead). As well as the plants & shrubs. The area looks dead. Is this something that Beazer did not do, put sprinklers in the areas and is this something that should be added to our punch list? Sincerely, IP: Logged |

Thanks Maryann I do have that on the list....and yes there was a problem...took two years to realize those front sprinklers were never hooked up. Hopefully we will be able to replace what has died off especially in the way of shrubbery. I will inquire about the swales to determine if cleaning them out is the responsibility of MMI....I know in some communities the county actually will come and do that. IP: Logged |

Francine, Could you add to the list that the clubhouse needs painted with a different paint then flat paint on the inside. It does not clean well and looks awful. Also, the carpet needs pulled up and tile put down. That carpet is CHEAP and constantly dirty and stained. AND... (need I say more, yes!!) A dishwasher is nice but an unneeded expense since there is no stove or microwave to even get dishes dirty!!! PLEASE, at least a microwave would be better then nothing, which is what we have now!! 1. Thermostat control in clubhouse 2. Add fans in workout room 3. Common Area along Palomino--dead vegetation needs replaced due to sprinklers not being hooked up until March 2005 4. Common areas-- other areas- dead vegetation/damaged sprinklers 5. Entrance sign illumination 6. Regulation of pool temp? 7. Pool furniture inadequate for number of residents/standing room only most of the time 8. Weight room equipment not working properly 9. Tile should be placed in clubhouse rather than carpet 10. Bike rack at Clubhouse 11. Replace the trees that were cut down in Westchester and never replaced. 12. Replace light bulb in fountain behind old models as well as the new models. 13. The gate at the clubhouse playground is broken again and needs replaced 14. Small common ground area to the left of the existing model has no sprinklers in place. 15. The gates around the pool are on the verge of failure and should be addressed for safety reasons. 16. Sidewalk leading to Clubhouse all broke up 17. Standing water in ditches in front of Danforth; church has none, should be running off. Culverts blocked? Water should drain properly as does the Church, Renaissance & ditch in front of Sheffield. 18. Repair the bubbler at the north end of Fawn Ridge Drive. It has not worked in over a year. 19. 2nd coat of paving in Sheffield has never been completed. 20. Currently, 8 dead palm trees need replaced within the Community. 21. Microwave in Clubhouse-there is a dishwasher yet no stove or microwave to cook with. 22. A door in the clubhouse kitchen is defective (the white skin is loose) and needs replacing. 23. Landscaping along Danforth Lakes Blvd (between the clubhouse and the circle) is not finished consistent with the rest of the street. Maybe someone should look at the landscape plan that Beazer originally submitted to the county. 24. Standardize temperature of fitness room 25. Preserve areas and the ditches along Palomino/Stoneglen. They are invested with Cattails, which is an invasive plant -will eventually take over the area. Beazer did not maintain these areas as they should have and they should be responsible for cleaning it out—not just spraying them and leaving an eye soar of dead plant material. 26. Non-operational street lamp near the models in Sheffield 27. Dumpster was removed by the first model in Sheffield, in doing so the grass was destroyed and a hole needs to be filled. 28. Proper paint job needed inside Clubhouse. 29. Clubhouse tile floors inside not sealed correctly Smoking receptacles for the pool area or NO SMOKING sign due to butts and ashes everywhere and children trying to play 30. Copping around the circle at end of Fawn Ridge needs to be replaced in spots--broken up. 31. Trees down (4) east end of cul-de-sac on Aston Oaks 32. Trees still down from hurricane in Stoneglen/Fawn Ridge common area behind lots 9-13 roughly. 33. Decking at/around not sealed properly—needs cleaned and restained first. 34. Burm on Palomino needs fenced for Community privacy as promised 35. Playground – alternative to mulch 36. The flow-way on Fawn Ridge was recently "cut down" a bit; but new growth has already started. That overgrowth should be REMOVED, not just cut back and left to rot. 37. Grill added to clubhouse for resident use 38. Lacking amenities (supposed to be similar to Pebble Brooke) 39. Cement glob at entrance—needs removed/repaired 40. Window covering for exercise room 41. Tennis courts buckling in several places/net dysfunctional 42. Storm drains cracked/depressed—need replaced 43. Sprinkler system by Palomino – standing water – not running off 44. New door hardware for clubhouse—all locks/doors need checked—keys broken off inside each. 45. Ladies bathroom – wallpaper peeling off/chipping paint 46. Rowing machine for fitness center 47. Add decking towards lake outside pool as alternative to additional furniture which could cause injuries due to lack of space. 48. Trees down behind Fawn Ride on common area – lot 4 49. Fawn Ridge 4 X4s – conservation area – something that looks nicer 50. Renaissance trailers –Eastside of Sheffield– looks trashy 51. Remove Beazer construction rules sign at Sheffield Entrance 52. Danforth Entrance not graded properly--major dip 53. Both sides of tennis court fence only 4ft…not standard height?? 54. Plants removed and replaced with some type that will remain low to the ground in the round-a-bout. 55. Improper drainage around tennis court. 56. 12"X12" cut out of drywall in mens room. Appears a vent or something was to be installed but never was.

That stuff needs to be pulled out once it is dead and then we it should be maintained going forward. I have several contacts. 2. "Proper upkeep with the flow-way on Fawn Ridge. MMI advised handled by separate vendor, but it doesn't seem that they are doing their job. It is extremely overgrown a large portion of the overgrowth are cattails that need to be removed. The removal of the cattails would, more than likely, also kill off some of the other plants in the flow-way that MMI could charge The flow-way was recently "cut down" a bit; but new growth has already started. That overgrowth should be REMOVED, not just cut back." 3. "Water in the ditches- Yesterday I took a walk and noticed we are the only area with standing water in the ditches. The right side of our community which is the back of Sheffield no water in ditch. I believe we have a drainage problem in the first two ditches back up to Stoneglenn. This adds other problems as time goes on mosquitoes, bad odor and not to mention the appearance."

I have updated the above list from the meeting that was held on Tuesday. Thank you to those that came to share your thoughts/concerns!! All together we had a response from about 30% of the Community. I hope we do much better for our rules/regs meeting that we will be palnning shortly. We had about 50 in attendance.... 20 responded via email with their concerns and 13 responded to say they feel we got it all covered! We hope so! There is still time to add so please continue to voice your concerns with things that we feel Beazer should take care of. Thank you IP: Logged |
