Notice is hereby given in accordance with the Association’s By-Laws, that the aforementioned meeting will take place at the Association Clubhouse on Wednesday April the 6th at 6PM.

Please set aside this time to come and share any additional items you may know of that should be added to this list. These are items we will be referring to Beazer as part of the turn over process asking them to take care of this issues.

PLEASE NOTE*** The Floor will open at 7:00PM to all residents who would like to comment/add to this list that has been started and posted. We will not be covering any additonal topics at this time on the open floor. Please understand the importance of working our way thru the turnover process first in order to build a firm foundation for our Community. We are planning to conduct a meeting in May where we will begin to address/review and define the Rules and Regs.

NOTICE:
The Board is holding a Board Mtg on April 25th at 6:00 pm at the Danforth Clubhouse. The floor will be open to residents at 7:00pm to review/comment on the Common Area turnover punch list for Beazer only. The following list is what has been started. If you have any items to add to this list, please feel free to join us. We welcome any additional input regarding the Punch List:

1.Thermostat control in clubhouse
2. Add fans in workout room
3.Common Area along Palomino--dead vegetation needs replaced due to sprinklers not being hooked up until March 2005
4. Common areas-- other areas- dead vegetation/damaged sprinklers
5. Entrance sign illumination
6. Regulation of pool temp?
7. Pool furniture inadequate for number of residents/standing room only most of the time
8. Weight room equipment not working properly
9. Tile should be placed in clubhouse rather than carpet
10. Bike rack at Clubhouse
11.Replace the trees that were cut down in Westchester and never replaced.
12. Replace light bulb in fountain behind old models as well as the new models.
13. The gate at the clubhouse playground is broken and needs replacement.
14. Small common ground area to the left of the existing model has no sprinklers in place.
15. 2nd coat of paving in Sheffield has never been completed.
16. Sidewalk leading to Clubhouse all broke up
17. Standing water in ditches in front of Danforth; church has none, this should be running off. Culverts blocked? Water should drain properly as does the church and Renaissance.
18. The gates around the pool are on the verge of failure and should be addressed for safety reasons.
19. Repair the bubbler at the north end of Fawn Ridge Drive. It has not worked in over a year.
20. Currently, 8 dead palm trees need replaced within the Community.
21. Microwave in Clubhouse—we have a dishwasher yet no stove or microwave to cook.
22. A door in the clubhouse kitchen is defective (the white skin is loose) and
needs replacing.
23. Landscaping along Danforth Lakes Blvd (between the clubhouse and the circle) not finished consistent with rest of the street. Should look at the landscape plan that Beazer originally submitted to the county.
24. Non-operational street lamp near the models in Sheffield
25. Dumpster was removed by the first model in Sheffield, in doing so the grass was destroyed and a hole needs to be filled.
26. Proper paint job needed inside Clubhouse.

At this meeting the Board will be presenting proposed changes to the current Rules and Regulations and the floor will be open to Community residents. These will include additions, deletions and changes to current rules and regs already in place. PLEASE plan to be there! This meeting is very important to both those who are anticipating change as well as those who are not.

These will be the only rules open for review/discussion that evening. We urge all to come and participate so you are aware of these proposed changes/additions/deletions.

Please set aside this date of Monday, June 13th to attend this very important meeting that many have been waiting for. Your input and support are VITAL. As soon as the agenda is confirmed it will be distributed through-out the neighborhood as well as posted at the clubhouse and on this website. It should not vary too much from this post.

There will be a sign in sheet at the Clubhouse that evening for residents who would like to comment on a specific rule based on the notice of proposed changes that will be sent out prior. We will choose accordingly from the sign in list for those who may wish to comment.

In order to do this we need your support. I know the writing is small but you can enlarge on your own. We did this to help simplify the distribution process this weekend to households. If you are receiving this via email you may not find one at your home this weekend. Should you still want one delivered please let me know. We are just trying to reduce costs since we do have 40% of the Community email address for communication purposes like this.

The Board has worked many hard, long hours to take into consideration many concerns, thoughts, issues, ideas and complaints about the current rules and regs we have. We have tried to come up with what we feel is fair and reasonable. Changes that will protect our assets along with the safety of our children and all residents.

As you will notice we have color-coded in order to try and simplify the changes so they can easily be identified of the proposed change. The colors are:

BLUE -(delete/remove totally) means---- Things that we want to delete totally out of the Rules and Regs yet we show what is currently there.

Green Means-(add/new) --- Totally new rules/additions we have added.

Red means--- either a change and/or addition made to a rule/reg already in place.

Pink means---- further discussion needed amongst all to decide if we should include what we can have in our yards and surrounding or what we cannot have in our yards and surrounding area.


PLEASE PLAN TO ATTEND THIS UPCOMING MEETING ON 6/13 @ 5:30 AT THE CLUBHOUSE! Your support is needed to make these changes happen for the benefit of all residents and our Community as a whole. At the same time we know you can not please everyone so we encourage those residents as well to come and share your thoughts and voice your opinion.

*****REMEMBER...... if you would like to have the opportunity to speak on the open floor at this meeting you must sign in upon arrival. The purpose is to try to keep things running smooth and orderly so we do not have people talking over one another.

In lieu of removing #3 we have reworded # 1 which currently reads as: "

1. No portion of a Home, other than an entire Home, shall be rented by the Owner, and no Home may be rented or leased more than two (2) times in any twelve (12) month period. No Home, or portion thereof, shall be sub-let.

The NEW proposed Rule# 1 under Leasing of Homes would read as:

"#1 No portion of a Home, other than an entire Home, shall be rented by the Owner, and no Home may be rented or leased more than two (2) times in any twelve (12) month period. All rental agreements/leases shall provide for a minimum lease term of six (6) months. No lease shall provide for an early termination which would reduce a lease term to a period of less than six months except in the event of a default by the tenant. No Home, or portion thereof, shall be sub-let. (Change/addition)

We Hope this clears up any confusion and concerns in regards to this topic. We look forward to your attendance this coming Monday the 13th @ 5:30. Also we will attempt not to actually start the meeting until 6:00PM in order to give ample time for residents to return home form work and sign-in upon arrival at the Clubhouse if you wish to address the Board to share your thoughts/concerns in reference to a proposed change that is open for discussion on the agenda this evening.

Again, this is only my opinion how the rule should read and only have support of four of the other Board members at this time. One disagrees totally and another we have not heard a response from at all.

At least we will have a basis to start from on Monday and will take all concerns/comments/ideas etc. If you are in favor of such proposed change, I STRONGLY urge you to attend, show your support and voice your opinion.
